Kostava 49 is the flagship development project of Immobiliare, aiming to preserve historic heritage while integrating it with modern urban standards. The project's concept is rooted in the vision of the renowned Spanish architect Ricardo Bofill, whose philosophy defines the building's primary architectural identity.

The structure was originally designed by Mikhail Neprintsev, one of the most prominent figures in 20th-century Tbilisi architecture. Initially serving as the administrative epicentre for the tea industry, the building later housed the Ministry of Agriculture. Today, Kostava 49 stands as a symbol of urban transformation and a cornerstone of the city's cultural identity.

While the authentic character of the historic facade is fully preserved, the interior reflects the building's original spirit, thoughtfully adapted to meet the demands of contemporary living.
